Verizon 4G Network in SLO

If you’re a Verizon customer, you may know that they plan to support 4G in SLO by the end of the year. They also said this about Lahaina in Maui too. Well…I just got back from a week long family vacation in Maui and they turned on 4G on Sunday. If it’s any indication of what it will be like in SLO (the process), then you may want to read on. On Sunday, the Internet connection from my Thunderbolt quit working (we were staying on Kaanapoli Beach, near Lahaina). The three IPhones (3G) that were also on the trip were working fine. It took four calls to Verizon tech support on Sunday for the tech to guess that they were turning on 4G in the area and that was the problem with my phone not connecting. I guess the tech support group isn’t told when they are in the process of turning on 4G. As of yesterday (Monday), my phone was surfing on the Internet at 4G speeds!

Hopefully it goes quicker when they turn on 4G in SLO but at least I’ll know what to look at if my phone starts acting weird again.

Existing Home Sales decreased 3.8% in May from a month earlier to a seasonally-adjusted annual rate of 4.81 million, the lowest level in six months, indicating that the housing sector is continuing to struggle during the crucial spring selling season. The median sales price was $166,500, down 4.6% from a year earlier. New Home Sales also fell in May, down 2.1% from the month prior, but were 13.5% above the May 2010 level. California’s median home price fell 10.4% in May compared with one year ago. The slide marked an eighth consecutive month of year-over-year declines after what had been 11 months of gains. Home sales, meanwhile, dropped 13.3% from May 2010, however, sales a year ago were especially high because of the expiration of the federal homebuyer tax credit. In SLO County, sales of all homes – new and existing single-family houses and condos – actually rose 3.7% in May from the same month a year ago, and up 5.6% from April. The median sales price fell 2.9% from one year ago, and was down 2.2% from the month prior.

Currently the 30 Year Fixed is 4.125% (4.333% APR) and the 15 Year Fixed is 3.375% (3.629% APR). Interest rates are also very low, so monthly payments are more affordable.

If you decide to purchase one of these homes, make sure that you are aware of how the transaction would go if you were to sell. In some cases, they put a limit on the amount that the seller can earn from the sale of their house, due to an increase in market value. If you plan on living somewhere for a long time, wouldn’t you want to collect the full return on your investment? Almost seven decades after its creation, the VA Home Loan Guaranty program has helped about 19 million men and women turn home ownership from a dream into a reality. Today, service members and veterans use VA loans to finance their homes, whether it is their first starter home or the home of their dreams. A bulk of benefits within the program gives military homebuyers reason to choose VA loans.

Interest rates on VA Loans in California are lower than those of conventional loans. The Department of Veterans Affairs does not issue the loans. Instead, the VA guarantees up to 25 percent of each loan. As a result, VA-certified lenders take on less risk and feel comfortable shaving points off of interest rates. To reward active-duty homebuyers even further, their VA loans boast interest rate caps.

As though competitive interest rates aren’t enough to reduce monthly payments, California VA loans come with no private mortgage insurance (PMI). Common in traditional loans, especially in the subprime market, PMI is a hefty cost every month. But VA loan borrowers need not worry about this expense. They also never have to worry about prepayment penalties.

Still, VA loans’ most popular perk concerns down payments, or the lack thereof. Qualified military homebuyers can obtain a VA loan and pay nothing down. Even when they pay 0 percent down, they can still finance their home in full. San Luis Obispo County’s VA loan maximum is $528,750. That limit marks most VA loan borrowers can get in that county.

Qualifying for a VA loan in California is more common among military homebuyers than qualifying for a traditional loan. For the most part, this is due to the less stringent credit and financial requirements. The VA does not set a credit score requirement, but VA-certified lenders prefer scores higher than 620. Lenders tend to look for debt-to-income (DTI) ratios—which compare monthly income to debt—lower than 41 percent.

Eligibility boils down to service history and type of discharge. Veterans with dishonorable discharges are ineligible. Only honorable and medical-related discharges are allowed.

Those who may be eligible have:
– Served on active duty during wartime for 90 days or during peacetime for 181 days
– While in the National Guard or Reserves, served for at least six years
– Active duty status and meet one of the service requirements above
– Survived a spouse who died in the line of duty or due to a service-connected injury

Craiglist Rental Scams Continue

We’re getting more and more inquiries lately about properties that are listed on Craigslist for rent also being listing on the MLS for sale. While there is a chance that someone that is trying to sell their home might put it out to be rented at the same time, it’s unlikely. When you put your home for sale, the seller is signing a listing agreement that says you will pay the Listing Brokerage a commission if they bring a Buyer with the price you list at. If the Brokerage brings an offer (themselves or through another Brokerage that’s representing the Buyer), the Seller just can’t say “I found a renter instead” without being responsible to pay the Brokerage the commission per the agreement, even if the property isn’t sold.

With most the Craigslist rental scams, the scammer will pick a property that is listed on the MLS and put it on Craigslist for rent. They will usually be out of town (in another country is the usual) and give some sort of story how they are needing to rent the home. They’ll get the home details from the MLS listing to make it sound like they know the home. Then ask for some deposit to be sent to them “before someone else rents it”, which you’ll never see again.

If you are looking to rent a home or condo, the easiest way to check these days is just enter in the address of the home. If it’s on the MLS, it will show up on a real estate site like SloCountyHomes.com.
