To Wait or Not to Wait?

I wince when a client or friend tells me they are watching a great property.  Disappointment can hit these folks hard when that home goes into escrow.  Worse yet is to get the momentum up to see the property only to hear there is one or more offers being considered.  As an agent I try to be proactive in order to get my clients the best shot at a good price on a great property.  If a property appeals to you and it’s in your price range, it is worth serious consideration.  More than one potential buyer is going to spot a good value when they turn up.  Here in Northern San Luis County the solid properties often have more attention than most buyers are prepared to deal with.  The tactic I share with buyers is to seriously investigate any property that appeals to you……and do this quickly so as to avoid a bid-up situation.  You don’t have to buy it.  But grab your agent to gather more info or……….at the very least……….get the address and drive by the property!
