The number of home transactions in September stayed pretty consistent with last year once again. We were up slightly when compared to September 2008 but not enough to get excited about. The graph below shows where we are for the first 9 months (through September) compared to 2008.
Santa Maria on the other hand is seeing a change in sales volume. As the percentage of foreclosures continues to go down as compared to 2008, the sales activity has dropped significantly.
But, as shown by the Jan-Sept graph below, the drop in sales activity is only a recent occurrence since the 9-month activity is still higher in 2009 vs. 2008. The Santa Maria data also shows how slow the housing market is in SLO County as Santa Maria isn’t that far behind the total sales for all cities in SLO County. 2009 gets my vote for “The Year of Foreclosures” but we’ll have to wait and see if 2010 tries to make a run at that title.
