For the first comparison using 2011 data vs. 2010, I thought I’d focus on
Non-Foreclosures, Single Family Homes
Below is a chart that starts with what percentage of single family homes were non-foreclosures. For example, for SLO County 61% were non-foreclosures which means 39% were foreclosures (REOs and Short Sales). Any number in red in this column means the percentage of foreclosures were higher than non-foreclosures for 2011.
The next 3 columns compare the median home price (single family homes) for non-foreclosures between 2010 and 2011. The medians for each year are listed as well as the percentage change. The number of solds does impact this as cities with smaller number of sales (like Santa Ynez and Solvang) are more likely to have bigger gains or losses, as shown in the data below.
