How’s Our Local Real Estate Market Doing?

Multiple news articles in the last week about market improving but we all know real estate is local so how is our market doing through the first nine months of 2012? Looking at the latest statistics dashboards, here’s where we’re at for Single Family Homes:

Foreclosure Mix % –

All cities in SLO County have a lower foreclosure % mix than in 2011 except for the city of San Luis Obispo.  SLO currently has the same percentage (15% foreclosure) as in 2011.  Since SLO has one of the lowest foreclosure percentage, I don’t think this shows any real change in the SLO market.

Median Home Prices –

The following cities have had declining median home prices in 2012 (through Sept) for non-foreclosures:
Arroy0 Grande, Avila Beach, Grover Beach, Los Osos, Pismo Beach, Santa Margarita, and Templeton

Sales Volume-

The following SLO County cities have had an increase in single family home sales for the first 9 months of 2012 compared to the first 9 months of 2011:
Arroyo Grande, Atascadero, Cambria, Cayucos, Grover Beach,  Los Osos, Nipomo, San Luis Obispo,  and Templeton.
