- If your interior needs paint, warm neutral colors will appeal to broadest audience (Try to avoid pinks, purples and bright blues).
- Tidy up and refresh your yard
- Depersonalize your kitchen and your walls (too much stuff in your kitchen and on your walls detracts from your home to buyers)
- Most houses shouldn’t spend tons of money on remodeling before selling, usually some quick simple changes can give the “refreshed” look that is most important.

- Clean up after the holidays sooner rather than later- most buyers don’t want to see lights still on your house in February.
- If you had pictures taken of your house with holiday decorations, clean and take fresh ones for the MLS after the holiday decorations are down.
- Plan ahead for a quick getaway if Realtors call for a showing.
- Holiday cookies and warm fires make houses feel extra cozy on cold winter days – great for showing your home!
- Take time to enjoy the spirit of the season, even if your house is for sale!

Removing the buyers objections! So often I get questions from sellers and Realtors alike about staging being decorating. I can’t say it enough, staging is not decorating! Decorating is personal, staging is homey but neutral. It makes a home feel like almost anyone could live there! Staging is about coming through a home with a fresh perspective and removing red flags and objections that buyers may have about your home. Staging is about accentuating the positive, so that buyers fall in love with your home; then a few small negatives don’t matter so much, because they love it! By removing objections it enables them to see themselves in your home. It also keeps buyers from huge price reductions, since buyers and Realtors will often perceive that your staged home has greater value than a similar non-staged home in your neighborhood.
Here is a great example about staging details: Last week we were staging a brand new home, never been lived in. It had a rock and barked front entry – should be low or no maintenance – but it had so many weeds growing up through the rocks, that it went from being no maintenance, to looking like a hassle of endless weeding. Simply by pulling the weeds from the rocks, the curb appeal went from lots of work, back to simple, like it was intended. Don’t miss the details!!

Happy Holidays and happy winter home selling. As winter gets off and running there are some things to keep in mind when your home is on the market.
- As it gets rainy and wet, make sure that your door mats are clean and dry, and at each door, so that when people show your house, they don’t track muddy footprints throughout.
- Make sure that your heater runs at least enough to keep the chill away, since a frigid house can be a turnoff to buyers.
- Change your heater filter regularly during the winter- it helps your heater and it helps reduce the musty smell of winter -plus filters are a cheap way to keep an expensive appliance working well.
- With sunset being so early, many buyers will be seeing your home at dusk or in the dark- make sure that it all looks as good in the night as it would during the day.
- Remove tripping hazards and illuminate dark spots in your driveway and rooms.
- Make sure that your entry light has a good bulb and gives good illumination.
- Set a few lights on timers that come on at dusk.
- Check your rain gutters and drains- few things show worse than if your house looks like it could flood from a small drizzle, just because you forgot to clean away the debris blocking the flow of water.

Do you have a house on the market through the holidays? Here are some great tips for success!
- Take photos before you put out holiday decorations – in case your home is still on the market in the the spring – it will look very dated if it has holiday decorations in the photos.
- Decorate simply, no crazy over the top Clark Griswald decorations.
- The smells of the season: cinnamon, hot cider, and baked goods are great cozy scents that will help your home appeal to buyers!
- Pre-plan for success… Keep your house clean enough that you can be ready to show it throughout the holiday season.
- There may be home shoppers in town for the holidays, so try to be flexible.
- If you are planning to be out of town for an extended period during the holidays, set your thermostat to come on for a little while each day, so that in case your house shows it won’t be too chilly inside.
- Remember to try to get a little fresh air through your house when you can, lots of houses get stale through the winter from being closed up tight.
- Do your dishes as soon as possible after parties and feasts, so that the smells of your home stay as neutral as possible.
- Don’t forget to tend to your winter landscape- even though its not pretty like spring, it is still the first thing that buyers see of your house.
- Make sure that your decorations don’t impede the traffic flow in your home. You don’t want to scare away buyers by making your home feel crowded or cluttered.

Tips for living in your home while listing:
- Clean and spit shine your house before realtor caravan and/or open house.
- If you have your house on a lockbox so that Realtors can show it at anytime, which is highly recommended, try to make one lap around every morning before you leave… just in case.
- If you have children, try to control their toys and things to closets and a child’s bedroom. Not all buyers have kids, so leaving kids stuff strewn about the house, living room, kitchen and yard can be a detraction from your home.
- Look into getting your windows professionally cleaned, its not as expensive as you might think, and it can make a huge difference in the bright and open feeling of your house.
- Hire a gardener temporarily, so that your curb appeal is at its best!
- Hire a cleaning service to keep your house looking its best, during the listing period.
- Open your curtains in the morning before you leave the house.
- If you give the Realtors a daytime phone number and ask for a few hours notice, you may be able to run home and spruce up before the showing, but always leave at least a half hour prior to the appointment in case they are early.
- If at all possible leave a window slightly open to allow fresh air to ventilate your home while you are away.
- Don’t use any strong perfumes or air fresheners, since they may not appeal to all buyers. They best scents are well ventilated or a very subtle natural scent like vanilla or real cinnamon.
