Inventory is Dropping!

We usually see inventory (the number of homes on the market) drop in December but we’re already seeing a drop in the September numbers. Some areas of SLO County are dropping faster than others. This is good news for Sellers as there are fewer choices for Buyers.

The following charts are all residential properties (homes and condos). If you like a specific graph, just email me (byrd@slocountyhomes.com) I can drill down to # of bedrooms, square footage, and price range to give you a better picture of the current inventory for your type of home.

Cambria, Cayucos, Los Osos, and Morro Bay

Light Painting

The following photos are my first attempt at light painting. Light painting is where you use a colored flashlight and set your camera for a long exposure. You use the flashlight to “paint” an object by moving the light over the object you want to paint, like a paintbrush. The photos below are not photo-shopped, just light painted!

I was in Morro Bay and set up my new Nikon z50 on a tripod and set it for a 30 second exposure. I purchased a multi-color LED flashlight and started taking some photos. I tried painting with a single color and then the last photo is one where I used different colors during the 30 second shot. I’ll be trying this again when I find a good object to light paint.

This photo is with no external light.

Then I tried painting with some blue light.

Then I switched the flashlight to red light. The angle of the light also gives different effects. I was painting at the left side of the anchor so the dark spots are where the light was blocked. I like how the pointy spikes to keep birds from sitting on it turned out.

On this shot, I switched the color of the flashlight throughout the 30 seconds while I was painting. Pretty cool!

Median Home Prices

Here are graphs of median home prices over the past 5 years. I used a 3 month rolling average to help smooth the lines as monthly values show a lot of peaks and valleys. Data as of September 30, 2020.
